  • HOW DOES THE PROJECT “HOUSE AT 1€” WORK?

Our municipality of Fabbriche di Vergemoli acts as an intermediary between the buyer and the owner of the property.
The municipality is committed to:
– promote the project
– keep the communication between the two parts
– provide all the infos and documentation necessary through our official web page ( here )

The “houses at 1€” are located in all our territory. Due to the many requests that we receive every_day, we created a service called “Visit the 1€ houses”.
You can book an appointment with one of our employees that will guide you, show you and explain you everything about the houses at 1€ , paying a 100,00 € fee

 

  • DOES THE ACTUAL COST CORRESPOND EXACTLY TO 1€?

Yes it does, the cost of the real estate is 1€
However:
– legal fees
– contract registration
– inventory registration
– transfer of ownership
must be evaluated separately.

  • HOW CAN I GET AN APPOINTMENT?

  • IS THERE A MODEL OF PURCHASE AGREEMENT FOR A HOUSE AT 1€ ?


No, we will provide you a pre-contract to protect the buyer’s interests before the sale.
After the necessary paperwork ( successions, etc. ) the effective contract will be signed.

 

  • DO THE HOUSES AT 1€ HAVE SERVICES AS WATER, LIGHT, GAS, ETC.?

We have some houses with all the service available but most of them doesn’t.
Most of the properties, as you can see  here  in the pictures, need some significant renovation.

 

  • IS IT NECESSARY TO CHANGE RESIDENCE TO BUY ONE OF THE HOUSES?

There’s no need to change (your place of) residence.

 

  • IS THERE A LIMITED TIME FOR THE INVESTMENT IMPLEMENTATION?


No, we only ask you To bring the building up to safety standards, as soon as possible.

 

  • IS IT NECESSARY TO HAVE A PERMISSION FOR THE CONSTRUCTION AND RECONSTRUCTION ? HOW MUCH WILL IT COST ?

Yes, if you choose a recovery plan ( PdiR, Art.34 of italian zoning regulation ) you have to wait longer for the approval of the project ( 12-18 months ). The price will depend on which type of reconstruction or construction work will be needed.

 

  • WHAT KIND OF RECONSTRUCTION WORK CAN WE MAKE ?

 

It’s necessary to contact an architect ( we can help you find one ).
The reference is in the Urban Rule (zoning regulation) (Art. 18/21/34) and the Regional law 65/2014 ( Title VI, art 131 and etc. )

 

  • WHAT FEES DO I HAVE TO PAY AFTER SIGNING THE CONTRACT ?


There aren’t bails or insurances, but there are some fees regarding the contract registration and the transfer of ownership, plus the notary cost.

 

  • CAN I GET ACCESS TO TAX BENEFITS ?


Yes. The Municipality of Fabbriche di Vergemoli. Has a specific section for the income of the Regional and European …… for the requalification of estates destined to be used for turist activities, ect.

  • IS IT POSSIBLE TO ENLARGE WINDOWS AND DOORS WITHOUT A SPECIFIC PERMISSION ?

For the properties that are located inside the “Parco delle Alpi Apuane” there are some urban specific obligations that will not allow you to make determined changes. For what concerns the properties that are not located inside the park there are more concessions ( Regional Law 65/2014 and Urban Rule ). In this case it’s better to ask to a professional of the sector.
